Below-Grade Entry

Below-Grade and Foundation Water Entry

Below-grade water can come from groundwater, surface drainage, a failed membrane or a plumbing line. Telling them apart decides whether the fix is drainage, waterproofing or a pipe repair.

Symptoms we're called for

  • Damp or wet basement walls and floors
  • White efflorescence or peeling paint below grade
  • Crawlspace humidity and odours
  • Water after heavy or prolonged rain

Property types

  • Basements and crawlspaces
  • Retaining walls and parkade walls
  • Elevator pits and utility rooms

Methods used

  • Moisture mapping of walls, floors and joints
  • Drainage and grade assessment
  • Pipe and drain testing to separate plumbing from groundwater
  • Dye and flood testing where suitable

Limitations, stated plainly

  • Distinguishing groundwater from plumbing requires testing, not opinion
  • Exterior excavation is not part of detection
  • Repairs are performed by waterproofing, drainage or plumbing contractors

What you receive

  • A moisture and entry-path map
  • A classification of likely water sources
  • Repair and drainage recommendations

Next steps

  • Correct drainage and grading where implicated
  • Repair plumbing sources first if confirmed
  • Verify with a follow-up scan after the next rain
